Two Generations of Pavement

Asphalt paving in Glenview covers two different housing eras. The village grew from 6,142 residents in 1950 to 18,132 in 1960 and 24,880 in 1970, so a lot of driveways date from those decades. Then the Naval Air Station Glenview closed in 1995, and its land became The Glen, a 1,121-acre redevelopment covering about 15 percent of the village. Glenview had 48,705 residents and about 18,933 housing units in 2020.

Postwar driveways

Driveways from the 1950s and 60s are typically due for replacement. Their bases have settled, aprons have dropped and repeated overlays have built up the surface.

The Glen

Newer homes in The Glen have driveways in their maintenance years. Crack sealing in the fall and a sealcoat every few years keep them in good shape. Where new construction settled over fill, we rebuild the low sections.

Glenview Creek

Glenview Creek flows to the Middle Fork of the North Branch of the Chicago River. Low areas along it can hold water, so drainage and base depth matter there.

Commercial lots

Retail and office lots in The Glen and elsewhere need regular patching, sealing and striping.

Permits

The village reviews driveway work. We confirm current rules before scheduling.

The Grove

The Grove, a 123-acre prairie site with an interpretive center and historic buildings, is a National Historic Landmark. Homes around it and other wooded areas often have mature trees whose roots can lift driveway edges. We plan around roots and suggest an arborist's input before cutting large ones.

New construction in The Glen

Newer homes on former air station land were built over graded and filled ground. If a driveway there has dipped near the garage or along a utility line, the fill may have settled. The sunken section is cut out, the base is rebuilt and compacted, and new asphalt goes back in.

Postwar neighborhoods

The 1950s and 60s neighborhoods hold most of the village's older driveways. After decades of overlays, many sit above garage floors. Replacement resets the heights.

Coordinating with remodels

If an older Glenview home is being remodeled or rebuilt, we pave after heavy construction ends and match new garage widths and slab heights.

Glenview Creek drainage

Runoff from the southeast corner of the village flows through Glenview Creek toward the North Branch of the Chicago River. Homes in lower areas near the creek can have wetter ground, and driveways there benefit from a deeper base and careful grading.

Commercial lots in The Glen

Shopping and office areas in The Glen are newer but heavily used. Crack sealing and sealcoating every few years keep them from aging early.

Glenview Questions

Do you work in The Glen?

Yes, mostly on maintenance and repairs for newer driveways.

Our 1960s driveway is failing. Replace or overlay?

At that age, replacement usually lasts longer. We check the base first.

When should I sealcoat?

Every two to three years, when the surface fades.

Do I need a permit?

Driveway work generally needs village review. We confirm first.

Our driveway in The Glen sank near the garage. Why?

Fill around new foundations often settles. We cut out the low area, rebuild the base and repave.

Can you work around old trees near The Grove?

Yes. We plan edges and base around roots.

Our lot near Glenview Creek stays wet. What helps?

A deeper stone base and grading that moves water off the pavement.

What does sealcoating cost for a Glenview driveway?

HomeGuide lists about $400 to $800 for a 20 by 20 driveway and $860 to $1,700 for a 24 by 36 driveway nationally. Your written estimate is the price.
