Lots That Carry Daily Traffic
Parking lot paving covers new construction, mill-and-overlay resurfacing and full-depth reconstruction for commercial and association pavement. Arlington Heights has thousands of condo and apartment units, offices along I-90 and Route 53, a dense downtown and retail along Rand Road and Northwest Highway. Those lots carry daily traffic, delivery and refuse trucks and winter plowing, and they need a different design than a driveway.
Design by area
Car stalls, drive aisles, truck routes and dumpster pads carry different loads. Cost guides put commercial asphalt at 4 inches or more; truck lanes and loading areas often need more, along with a deeper base. We price each zone separately.
Drainage and snow
Most lot failures start with water. Low spots, catch basins set too high and snow piles melting across the pavement all break asphalt down. In a reconstruction or overlay, we set grades so water reaches the drains, and we ask where snow is stored so meltwater has a path off the lot.
Mill and overlay
When the base is sound but the surface is worn, milling the top layer and paving a new surface course restores the lot for much less than reconstruction. Failed areas are rebuilt first. Milling at curbs, drains and doors keeps heights correct.
Phasing
We divide lots into phases so entrances stay open and parking remains available, and we can schedule nights or weekends. For condo associations, we coordinate notices so residents know when to move cars.
Permits
New curb cuts, apron changes and work in the parkway or on state routes need approvals from the Village or IDOT. We include those steps in the plan.
Maintenance plans
A lot lasts longest on a schedule: crack sealing every year or two, sealcoating every few years, prompt patching and restriping after each seal. We can lay out a multi-year plan so costs are predictable.
Condo association planning
Associations often need to budget years ahead. We provide itemized proposals and phased options so boards can plan reserves.
Accessible routes
When a lot is rebuilt, the accessible spaces, aisles and route to the entrance need to work together. We check the layout before final paving.
Snow and plow damage
Plow blades catch any lip at catch basins, curbs and patch edges. Smooth transitions and properly set structures reduce damage each winter. When we overlay a lot, we adjust catch basin rims and mill at curbs so plows glide over.
Lot lighting and signs
If poles, signs or bollards need to be moved or protected during work, we plan for them in the proposal.
Small lots too
Not every lot is big. Churches, small offices, dental and medical buildings and corner retail have lots of 10 to 40 spaces that need the same attention, scaled down. HomeAdvisor's national figure for a 10-space, 4,000-square-foot lot is about $10,000 for new asphalt.

Parking Lot Paving Questions
How long does a lot last?
According to HomeAdvisor, a parking lot usually needs repaving every 15 to 20 years. Regular crack sealing and sealcoating extend that.
Can you keep our lot open?
Yes. We work in phases and can schedule off-hours.
Do you work with condo associations?
Yes, including resident notices and multi-year maintenance planning.
Mill and overlay or reconstruct?
Overlay where the base is firm; reconstruct where it has failed. Many lots need some of both.
